    Thanks for the feedback Robert –  and good to hear the rentals have worked for you

    When members advertise with the Club adverts we feel the layout and search do help – and we have a level of reputation  –  also when the small advert fee is paid that let’s the system check that the address of the payment card is the same as the membership address –  which gives  us extra confidence that the persons identity is genuine
    It does cost a  bit for the coding that runs the adverts & hence why there is a small fee

    We went to Cueva Pirata last night and had an excellent meal and good service. You get a great view over to Anfi too.

    I’m sure it is open in December as they normally only closes after Easter and open later in June.  It’s a family business and they have their holidays

    If elected I would assist Monte owners from any country, and irrespective of whether they are Anfi UK members or not,  as indeed the current elected committee members do –  the contact details are published by Anfi and your Club also  publishes a copy of these contacts.

    In my past work for the Club I have been in contact helping members and non-members from both the UK and  other countries.  The Club does get queries from non members via our contact forms and through the rentals service and general queries non members send in.

    When the voting papers are issued by Anfi the info on the candidates CV’s is limited by a strict word count and we are not allowed to mention any work for Anfi related clubs.
    Fred Anderson and Peter Siegler have sent some additional info on their backgrounds which may be of interest to members –  they have both worked very hard on the Monte committee along with our Richard Weston to represent owners interests to Anfi management  and to liaise with the other Del Mar committees.

I have been an elected committee member for Club Monte Anfi for the past three years and I would like to continue my work on the committee looking after all the members’ interests.

    I work as Operations Manager in a Norwegian train company, and have 35 years of experience from management positions in both Scandinavian and international companies. I also have over 30 years of experience as chairman and board representative in member organizations where I have gained a lot of knowledge in daily operations, including budget and financial management, as well as about what is important for members, customers, suppliers, and management.

    Report from Richard Weston on the June  Monte  liaison committee meeting – this was published in our Newsletter and is copied here along with the other Monte committee info for 2022:-

    16th June Monte Committee Meeting (Richard Weston)

    In the financial results, the main concern is the massive increase is electricity and gas costs, which are being felt across Europe. Whilst savings are still being made in many areas, this single item gives us quite a considerable loss in the year to June. We will address the situation in September and do what we can to mitigate a large increase in maintenance in 2023.

    General maintenance works are ongoing. The kiddies pool is now finished and open. The built-in slide has been removed and will be replaced shortly by a tubular slide. The assessment and repair works of the columns and facades continue, and it is hoped the work will finish in the next three months or so. Once the facades are repaired, the flowers will be replanted in the balcony boxes.

    The flower boxes along the road are now complete and planted with flowers that look amazing.

    Most members have signed new contracts, but there are still around 2,000 members who have not. The Committee members have reviewed these contracts very carefully, and they effectively state the two points that made the old contracts illegal. That is, the “in perpetuity” and not having apartment and week numbers on the contracts. The numbers have now been added, and the contract is for 50 years until 2049, with free renewal for another 50 years if desired. Most members are happy and do not intend to sue Anfi, so we encourage members to sign the new contracts. If there are any reasons why members do not want sign the contracts, I ask that they contact me, Richard Weston, to discuss, as you will not get a reliable answer from Anfi.

    Members will be aware of the ongoing administration situation of the company. We have tried to make contact with the Administrator on several occasions, but there has been no response. Whilst the Administrator and the courts are in final control of the companies Sales and Resorts, we are informed in the Committee meetings that Lopesan/IFA/LS Group are in day-to-day control of the management of the company. Despite multiple requests for fine detail as to what the shareholding position actually is, there is no information so far. Management suggest it will take up to 2 years for the administration to be resolved.

    We have repeatedly identified that the software Anfi uses across its departments is old and out-of-date, and no longer fit for purpose. We have demanded that this be updated to improve the general service members receive. This is, hopefully, to include a new telephone system to allow a call-back service. We do not expect this to happen quickly, but it has been promised they will look at this and update us in November.

    Report from Roger Byatt on the February and June  Gran Anfi  liaison committee meetings – this was published in our Newsletter and is copied here along with the other Gran committee info for 2022:-

    February and June Gran Anfi Meeting (Roger Byatt)

    I am reporting late on the February meeting because I was not able to attend in-person due to work commitments. Despite having experienced two years of virtual meetings that worked well, Anfi management have reverted to the stance that you must be physically in the room to take part. This was raised at the February and June meetings, but they are adamant that even in ‘exceptional circumstances’, they will not allow an individual to participate remotely.

    Club occupancy this year is returning to more-normal levels, with January to April seeing 80-87% of apartments in use, while May was 66%, and June slightly higher. April saw the highest occupancy rate in any April during the past five years. Interestingly, owners are tending to come here less. It was reported that about half the apartments occupied in May were rented by owners to other guests. I know many of us do rent out unused weeks, but we do need to be mindful of the fact that we sign to accept responsibility for the behaviour of our guests. Forecast occupancy for July and August is about 85%.

    If anyone is looking to book a last-minute week, there is availability from 26 August through September before a return to near full capacity in October-December. This is important, as many members have 2020 Covid vouchers expiring at the end of this year. These were the vouchers issued virtually to owners of weeks when the clubs were closed in weeks 11 – 30. 46% of the vouchers issued have not been redeemed, and they are due to expire at the end of 2022. Your Committee is pressing for this to be reviewed, but we cannot guarantee they will be extended. The 2021 vouchers are valid into 2024, but are only available 10 months in advance and for more restricted times of year. The information about this is on the Anfi website.

    Week 53 (starting 30 December for Friday-changeover apartments) is now available for any owner to book in September. The cost for members who do not own week 52 and/or week 1 is about 1.5 times the maintenance fee.

    We have been pressing for the ‘rebate’ figure on 2022 maintenance fee bills (the ones issued in late 2021) to be reviewed, as we believe the IGIC (Spanish VAT) figure was incorrectly calculated. This cost each member about €20. We sought a view from Spanish accountants, who supported our case, but Anfi Collections are adamant the IGIC was not overcharged. There seems to be nothing more that we can do. Although the individual amount is small, potentially this is an over payment of tax totalling about €100,000 in total, and the principle hurts! If anyone reading this has a Spanish accountant or lawyer who might want to look at the information, please contact me.

    Work on the ground between Puerto and Gran is continuing. It is hoped this will be complete in the Autumn. It has been a massive undertaking. It started with the installation of a new machine room in Puerto, progressed with the discovery of water leaks from the gardens into the service rooms under the clubs, and has now culminated in the strengthening of the coating of concrete on the cliff wall and installation of mesh with seeds embedded in it, which it is hoped will form a ‘green wall’. The final stage is the addition of stockade-type fencing to give sunny garden areas to the two Puerto apartments that were permanently shaded. The concrete base for new exercise equipment in Gran is completed, and the wall between Gran and Puerto is being rebuilt. The final stage, once the hottest weather has passed, will be the replanting of the hedge between the clubs and the laying of artificial grass, so watering is not needed in future, hopefully eliminating the possibility of future leaks.

    Solarium tiles: Around Gran Anfi pool, some of you have noticed tiles that are lighter in colour and set at a different angle. These are not new paths, or some strange division between business and economy but the installation of new expansion joints. The old tiles were cracking and it proved impossible to get matching ones, so the decision was taken to cut it strips and lay them differently.

    This year will be a challenging one for Gran Anfi budgets, and I am very pleased we have been so prudent in putting money aside for the future. In order to limit maintenance fee rises in 2022, we reduced the replacement fund contribution to just under 5%, from its more-realistic 13-14%. However, the funds we have are enough to undertake some significant tasks:

    Work continues to replace the corroded bases of the railings along the corridors.

    Doors on the floors most-exposed to the weather are being replaced or refurbished. You will see a new grey colour on floors 9-11 initially.

    Much of the machinery will need to be replaced in the pump and machinery room over the next 1 – 2 years. This is likely to cost about €1mn, but is covered by the funds in hand. The current machinery is life-expired, and parts are getting harder to source. Plus, there is a requirement for much more-energy-efficient machinery at a time when electricity bills in Spain have risen dramatically. Gran Anfi is fortunate because we installed hot water solar heating several years ago, so our costs have risen, but from a much lower base.

    The Administrator continues to run Anfi Sales and Anfi Resorts and authorise all expenditure, although day-to-day running is left to the existing team. We are told IFA Group (Lopesan’s company) are in effective charge of the other companies, but they are quite small compared to the two in administration. Please do not expect a fast resolution to this. My personal estimate is 3-5 years, because all creditors must agree a rescue deal and, given the personalities involved, I cannot see that happening soon.

    All claims now have to go through a single court in Las Palmas, due to the administration, and one estimate is that cases will not be heard for 5-7 years! Even then, it is very unclear where new claimants will sit in the distribution of assets as the companies come out of administration.

    The vast majority of members who are eligible to sign new contracts (that is, everyone who bought directly from Anfi) have now done so. I would not be surprised to see these contracts imposed; i.e., that Anfi could at some time in the future refuse admission to members still on old contracts (as they are invalid). Personally, I think the new contracts are OK, and have signed. Probably the only circumstance when it is worth refusing to sign is if you are thinking about suing; if that is what you intend to do, be prepared for years of waiting for a decision. If you have another view, or think I missed something in the contract you have been sent, please let me know.

    The Administrator has a duty to maximise revenue for the creditors. Therefore, there are discussions ongoing about where any revenue from week 53 fees should sit. Historically, it has been seen as a ‘bonus’ for the clubs. I think we might see some revenue-sharing with Anfi Sales this year. You may also see Anfi rentals being advertised on sites like Booking.com. These are listed by Anfi Sales as an experiment. The rate is roughly double the maintenance fee, and they are only listing unbooked weeks that have not been reserved after the 10-month booking window has passed. I know some members do not like this, but I can see the logic of it happening. I should add that a few owners have also been experimenting with listings on Expedia and Booking, and there is nothing in our terms to prevent this. However, there is a clause that prevents us doing it as a business. If the price is low—below  maintenance cost—I assume that these are private members. Anfi would not do it for that.

    Entertainment may resume in the Plaza in July or August. This is paid for by the restaurants, and had been booked by Anfi, but now may be contracted directly. However, do not expect it to be on the stage. This is part of the concession area dispute among Narval Group, the local authority, and Spanish Coastal Authority in Madrid, and means the stage cannot be used. Benito is hosting a mini disco once again in the Plaza. Mini clubs and activities have resumed, and are listed on the Anfi App, as well as the noticeboards.

    Flower boxes along the road are finished and have been planted with a hybrid geranium. Assuming they survive, they will be used in Gran Anfi window boxes, but not until 2024, as repair work on the stone facings has to be completed beforehand, and this can only happen when the apartment and one each side of it are empty.

    Repairs are done efficiently when they are reported. The problem is people ‘not wanting to make a fuss’, with the result that faults build up because everyone thinks someone else will report it. Many things can only be seen if you are living in an apartment. Therefore, if it doesn’t work, please tell reception. This is true of anything you spot that is wrong, like inflatables in the pool (if possible, take a picture!).

    2023 Maintenance Fees are decided in the autumn. I just want to highlight a personal opinion: Last year we took money from the replacement fund to keep fees 5% below pre-pandemic levels. We will not be able to do that this year, especially with the major works being mentioned above. Inflation in Spain is similar to the UK. Hospitality workers rates are set in a national negotiation between the government and trade unions. There has been no settlement of 2021 wage disputes. With inflation as it is, I would not be surprised to see fee rises of 15%, possibly more.

    Many of the contact and administration questions and answers given are very similar to the reports submitted from the other clubs, So, I will not repeat them, but rather, will report on the ongoing Puerto works and club matters.

    The minutes from the last meeting on Thursday 10th February 2002 were approved.

    There were a number of items in the last meeting’s minutes that the Committee felt we still did not have adequate answers to . . .

    We had requested a representative from the new company (Lopesan) be present at our meeting, but Mr Martinez explained that this was not possible while the company was still in administration. We asked for more clarification on this point, but it was explained that this period of administration could go on for another 2 years or even longer, so the present management of the clubs would continue for the foreseeable future.

    The accounts were reviewed and showed a reasonable amount in the replacement fund. That should show a positive balance by the end of 2022, but the increasing costs of electricity, water, and gas give rise to concern.

    It has been mentioned on a number of occasions the clubs should be moving towards more sustainable energy sources like solar and wind turbines. However, the management feel there is not enough roof space for this solution to become a reality. The Committee disagreed with this and feels more efforts should be made to find a more energy-efficient solution.

    There were also a number of maintenance works going on that the Committee felt should have been discussed in more detail before the works began.

    After the upgrading of the heating and cooling system, all the apartment thermostats are being replaced. The Club has purchased all the necessary thermostats, but fitting requires some rewiring work and this is taking longer than expected. Hopefully this will be completed by the next Committee meeting in October.

    The members had requested a new digital pool and jacuzzi display screen similar to the one used in Gran, rather that the LED display screen in use at ABC (ongoing).

    There had been a number of comments made about the different colour temperatures of lamps being replaced on balconies. It was felt warm white was better that daylight. We were told different types of LED lamps are being were being tried out, and soon they will all be warm white (ongoing).

    The wifi has supposedly been upgraded, and all the routers in the apartments now need be signed into twice. The system is claimed to be much improved, however we were still hearing complaints about its stability. It was also noted that all the existing TV screens are not capable of showing HD images and most are 10+ plus years old . We noted that, as the TVs fail, they are being replaced with HD TVs, but the cost of replacing them all would be a significant expenditure. This could be looked at again in 2023.

    The condition of some of the balcony faces is causing some concern, with flaking and cracks in the concrete that are getting progressively worse. We understand work is in hand and repairs to the flower boxes are also about to be undertaken, but this is very specialist work and needs an abseiling specialist workforce. This restoration work was completed on the west wing before work started on the cliff stabilisation between Puerto and Gran.

    The cliff area has been steel netted and will be sprayed with compound that contains seeds and will provide a pleasant wall of flowering green to the new exercise area with tropical garden theme. The solarium to ground floor west wing apartments PA 120/121 has been extended with stockade-type wooden posts.

    The Committee felt this area could be improved with better accessibility for the young and disabled if the then-locked gate at the west pool end was moved and placed into the adjoining wall at pool level. However, despite our best efforts, the wall is being rebuilt, and the hedge replaced. The original gate has been reopened, but its steps are very steep down to the Gran access gate, and frequently wet and slippery. This is totally unsuitable for disabled and young families, who now have to go all the way back to the main Puerto gates and then back along the bottom uneven block paving to get access to Gran. It was explained that it was simply too late to change this, but the Committee still feels that not enough planning went into this project, and that the Committee should have been consulted for its views before the work started.

    Other ongoing projects are the replacement of the large Anfi illuminated sign on the cliff next to the top road security entrance and the repair and redecoration to the roof canopy above the reception and administration areas (estimates for this work are being requested).

    The Committee had a discussion regarding the maintenance fee increase expected in October, and made the point that this should be the level of inflation plus the 7% that was planned to be included for last year, but was deferred.     On the subject of the Narvel/Costas-controlled area disputes that effect Anfi and its resorts equally, the Committee felt that the broken lighting on the east side of the Maroa Island made that area dangerous to walk around at night. It was pointed out this area was in the Narvel/ Costas concession are and no responsibility of Anfi, but the Committee felt that, as the pathways originate and terminate at the Plaza, there should be much greater communication among Anfi, Narvel, and Costas, especially on health and safety issues, or the areas should be fenced off at night.

    It was felt that the communication among Anfi, Narvel, and Costas regarding the use and maintenance of these areas should be drastically improved, and a much greater level of communication needs to be pursued by Anfi in this respect.

    It was also noted that Anfi Sales is selling/renting apartments direct again like it’s a hotel business; this undermines the whole timeshare/holiday Anfi ownership structure.

    We understand Anfi Sales need to sell/rent inventory to cover the maintenance fees they have to pay to the resorts, but members do not want to lose the exclusivity of Anfi.

    These empty/vacant apartments should be offered to Anfi Members first at maintenance levels, and there should be a buy-back scheme and new computer software that allow members to book in-house online.

    We also agreed that, due to a lack of availability and continuing travel difficulties experienced by many members trying to redeem their vouchers before the December 31st cut-off, the voucher redemption period should be extended well into 2023. This would also take the pressure of AVC and cut down the number of calls made to an already-overstretched department. We were told that this is under review, and management is reviewing the situation again in October.

    Finally, the Committee feels that the ongoing situation between Anfi Sales and the Administrator and its continued lack of communication to our Members mean that it’s time to consider appointing a lawyer to represent all Anfi members/owners to protect their occupation rights held with the Company, its founding members, and incoming Shareholders Management Team. On the horizon, we feel we need to move forward quickly, and hopefully funding can be readily agreed.

    From the feedback I’ve had from members, the weeks seem to be renting out mainly & provided reasonable price – most adverts are for Del Mar so can’t be sure about Emerald

    And there continue to be lots of enquiries to rental adverts – though those offering allocation of apartment on arrival seem a lot less popular

    This is possible with http://www.grancanaria-car.com (3 languages ​​with online booking) from Alexander in Patalavaca next to Anfi del Mar with a licensed and reliable transport company. The price is €43 up to 4 people and €91 for 10 people. Transport up to 20 people is possible, also to any other holiday resorts on the coast.
    Several guests arriving at the airport can be grouped together, which makes it cheaper. But you can also drive separately.
    This used to only be possible with membership of the ‘More Life – More Life – Mas Vida – Lev Mer’ club (8,000 plus members), now for everyone as the club is temporarily closed due to the pandemic. Link to the club on the above website.

    For a private/taxi transfer, I would 100% recommend Suntransfers.
    They are always waiting for us as we come out after collecting our cases with a board showing our name. Reasonably priced and reliable.

    There were some posts on the Club’s Facebook group a few months back about cost of taxi – though again I think Anfi’s own transfer service proved a good deal (except if you want your own taxi)

    I recently replied to a contracts query on our Facebook group and realised there is a key piece of information about your query on consistency & contracts  –  when you buy resale you do not get a contract as you have a certificate of ownership and Anfi do not issue a contract to a resale buyer.

    Hence there is no direct contract document between the resale owner and Anfi – only the certificate that confirms your ownership of the resale week.

    The court cases have only involved direct contracts.  We think that is why Anfi have not asked resale owners to sign any new documents – as Anfi perceive there is no legal risk to them.
    For that to change a case involving resale would need to be started and taken up to the highest court in Spain as Anfi would appeal all the way  & currently legal cases are on hold whilst the Administrator is running the 2 companies who are the  focus of the claims

    Most members who bought direct in or after 1998 have had new contracts – some haven’t and not sure why that is
    The new contracts bring the terms in line with timeshare law (and prevent you suing Anfi)
    There has been quite a bit written about this in the forum – look at other topics in this section – and by and large the Club thinks best to sign unless you are planning a legal claim
    If you bought before 1998 those contracts are exempt – if you bought is last few years you probably had a new contract
    If you are looking to sign you may get some incentive from Anfi like brining in resale weeks into AVC or a voucher for lost weeks & extra flexibility for expired voucher or lost weeks etc

    We believe most members have signed – all the Anfi UK committee with direct weeks have signed

    Quite a few members took out legal claims and the claims companies are still trawling for business – with Anfi in administration  such claims will take some while and whether new claims will be accepted in court is not yet know

    yes it was recorded though I haven’t finished checking   –  I’m just checking with committee for any edits and may also try to put in some “chapter markers” to break it into the agenda sections
    I also need to spot check through  – it does look like all 1.5 hours recorded

    It will be a slight delay as once checked the file is still on our Zoom storage & I have to download a big file – then put it into our video streaming system and set up the webpage to view – the video can only be seen when logged into the members site and can’t be downloaded &  we have done this to preserve privacy for members  and it makes it pretty easy to view

    Given the planters on the road into Anfi have now been replaced and replanted with flora that is clearly thriving (and I’d say, look quite stunning) this presumably carried out by the local council / authority, can we now anticipate that the large outlay paid via our service charges, on relining, improving irrigation and introducing fresh soil in the apartment balcony flower boxes will be vindicated, by way of planting identical or similar plants on these balconies? The absence of flora has gone on now for far too long – we’re not counting in years here, it’s been well over a decade and it’s disappointing that for all of the cost and disruption incurred 2-3 years ago, we’re still not further forward.

    Why is it that if I stay at Anfi Beach I can park my hire car for free in the secure car park, but if I stay at Gran Anfi, I have to pay 9 euros a day to park in the integral Gran Anfi multi storey car park? As a point of note, my hire car usually costs less than 10 euros a day which kind of sums up the situation! Also, as I always use a hire car when staying at Anfi I rarely if ever use the ‘one annual free airport transfer’ (value probably 100 euros plus for a return journey based on typical taxi costs) why is there not an option to swap the airport transfer perk for complimentary car parking? Given the Gran Anfi car park is virtually empty anyway with the exception of staff cars and the occasional Anfi owner / visitor, this is a holiday enhancement that I suspect could easily be accommodated and would be very well received.

    Anfi have definitely been tightening up on the new contracts and putting pressure to sign – I’m told that only a small proportion of owners have yet to sign and potentially the administrator is pushing Anfi to resolve the unsigned contracts to reduce or clarify the risk of future claims.

    There are quite a few posts in this forum and on our members FB group about new contracts – overall there is little downside to signing unless you are thinking of taking a legal claim against Anfi
    Anfi were offering incentives to sign though that may be different now (though the lost week issue has often come up)

    The original vouchers had a deadline so if you did not apply before then it will in any case be at Anfi’s discretion

    If you tell use a bit more about the type of contract you have we can comment a bit more on the changes for new contract

    Our members meeting in March discussed new contracts and I see someone has asked the question for our next meeting which is this Monday at 6.30pm
