I recently replied to a contracts query on our Facebook group and realised there is a key piece of information about your query on consistency & contracts – when you buy resale you do not get a contract as you have a certificate of ownership and Anfi do not issue a contract to a resale buyer.
Hence there is no direct contract document between the resale owner and Anfi – only the certificate that confirms your ownership of the resale week.
The court cases have only involved direct contracts. We think that is why Anfi have not asked resale owners to sign any new documents – as Anfi perceive there is no legal risk to them.
For that to change a case involving resale would need to be started and taken up to the highest court in Spain as Anfi would appeal all the way & currently legal cases are on hold whilst the Administrator is running the 2 companies who are the focus of the claimsHope that helps

Most members who bought direct in or after 1998 have had new contracts – some haven’t and not sure why that is
The new contracts bring the terms in line with timeshare law (and prevent you suing Anfi)
There has been quite a bit written about this in the forum – look at other topics in this section – and by and large the Club thinks best to sign unless you are planning a legal claim
If you bought before 1998 those contracts are exempt – if you bought is last few years you probably had a new contract
If you are looking to sign you may get some incentive from Anfi like brining in resale weeks into AVC or a voucher for lost weeks & extra flexibility for expired voucher or lost weeks etcWe believe most members have signed – all the Anfi UK committee with direct weeks have signed
Quite a few members took out legal claims and the claims companies are still trawling for business – with Anfi in administration such claims will take some while and whether new claims will be accepted in court is not yet know

yes it was recorded though I haven’t finished checking – I’m just checking with committee for any edits and may also try to put in some “chapter markers” to break it into the agenda sections
I also need to spot check through – it does look like all 1.5 hours recordedIt will be a slight delay as once checked the file is still on our Zoom storage & I have to download a big file – then put it into our video streaming system and set up the webpage to view – the video can only be seen when logged into the members site and can’t be downloaded & we have done this to preserve privacy for members and it makes it pretty easy to view

Will the meeting cover potential sales of apartments?

Given the planters on the road into Anfi have now been replaced and replanted with flora that is clearly thriving (and I’d say, look quite stunning) this presumably carried out by the local council / authority, can we now anticipate that the large outlay paid via our service charges, on relining, improving irrigation and introducing fresh soil in the apartment balcony flower boxes will be vindicated, by way of planting identical or similar plants on these balconies? The absence of flora has gone on now for far too long – we’re not counting in years here, it’s been well over a decade and it’s disappointing that for all of the cost and disruption incurred 2-3 years ago, we’re still not further forward.

Customer Service, there is no service. When I need a guest certificate I had to write emails several times to get help. Is there any solution to this problem? This has bin so for a long period.

Very loud music from heart-shaped Island hosting a wedding went on until 3 am kept us awake reception powerless to do anything said had called police but it wasn’t even quietened down screaming singing drunken singing very load all night What can be done to ensure they at least finish/quieten down at midnight

I understand that Lopesan are discounting appartments and thereby attracting extremely undesirable groups. Reportedly, some of these groups are behaving disgracefully. Is this issue being confronted?

Why is it that if I stay at Anfi Beach I can park my hire car for free in the secure car park, but if I stay at Gran Anfi, I have to pay 9 euros a day to park in the integral Gran Anfi multi storey car park? As a point of note, my hire car usually costs less than 10 euros a day which kind of sums up the situation! Also, as I always use a hire car when staying at Anfi I rarely if ever use the ‘one annual free airport transfer’ (value probably 100 euros plus for a return journey based on typical taxi costs) why is there not an option to swap the airport transfer perk for complimentary car parking? Given the Gran Anfi car park is virtually empty anyway with the exception of staff cars and the occasional Anfi owner / visitor, this is a holiday enhancement that I suspect could easily be accommodated and would be very well received.

Anfi have definitely been tightening up on the new contracts and putting pressure to sign – I’m told that only a small proportion of owners have yet to sign and potentially the administrator is pushing Anfi to resolve the unsigned contracts to reduce or clarify the risk of future claims.
There are quite a few posts in this forum and on our members FB group about new contracts – overall there is little downside to signing unless you are thinking of taking a legal claim against Anfi
Anfi were offering incentives to sign though that may be different now (though the lost week issue has often come up)The original vouchers had a deadline so if you did not apply before then it will in any case be at Anfi’s discretion
If you tell use a bit more about the type of contract you have we can comment a bit more on the changes for new contract
Our members meeting in March discussed new contracts and I see someone has asked the question for our next meeting which is this Monday at 6.30pm

Our rentals development work has hit a few snags in the final stages – please bear with us while our developer works to resolve these and bring in the new editing page
The current edit page does now show the advert panel which you may find of use when editing though the panel does not update live and shows the last saved version of your advert.The other recent issue is that adverts are not going “live” automatically when the advert payment is made – we are having to make the advert live manually & try to do this at least once a day.

My wife went out in May and did not fill in the locator form and said only a few people were spot checked and asked for documents. Looking at the Canary Island gov tourism site and the UK gov travel info the locator form is not needed provided the requirements are met

At our last members meeting in March we discussed developments at Anfi, administration etc as an update to our OGM last October, the November members meeting and the the February liaison committee meetings (see forum post for brief notes of the March meeting and the Q&A information). And we agreed we would hold another meeting after the June Anfi Club liaison meetings.
All of your Committee will be at the meeting including the 3 who are elected representatives to the Anfi Club liaison committees (Roger Byatt – Gran Anfi / Richard Weston Anfi Beach & Club Anfi Monte / Geoff Mathews – Puerto Anfi).

Geoff has done a quick check round the shops in the shopping centre and found 11 open 6 closed so the closed ones appear mainly the inside corridor area – perhaps better than it looks at first sight

2 members who had the “missing menu” problem can now see it – another can’t and I have asked a 4th to check, so any extra feedback most usefulI have set up a different method of showing the menu on our “test” website so can share that with anyone affected to see of it sorts the menu display & if so can try on our “live” website

Robert’s post has reminded me that Pam & I went last November and really enjoyed our meal – very good value, good food, and very busy – best to book as people waiting for seats most of time we were there. They cook some items in centre of restaurant
Also nearby alternatives include –
– the Chinese near to it which was good– and if open, as they close for family holidays around June – just past Patalavaca toward Arguineguin is Cuerva Pirata – lovely steaks and fish
– Palm Garden above Patalavaca – always very good food

A Moving Target: How to Calculate the 180 Days
Calculating the 90 days is fairly straightforward, but where the most confusion arises is the rolling 180-day period. It’s often easiest to think of this 180-days as a moving block of time that is counted backwards from each day of staying in the Schengen Area. Another example may help illustrate this concept:If a traveller entered Austria on 1 November 2021, the 180-day “block” of time would be calculated backwards from that date (back to 6 May 2021) and then any additional days of stay within the Schengen Area. Each day they stay in the Schengen Area will advance the 180-day timeframe – so the calculation on 2 November 2021 would advance the 180-day block by one day to 7 May 2021.

Luckily, the European Commission has an online Short-Stay Calculator that allows users to either assess previous and/or ongoing compliance with the 90/180 rule or to check the maximum length of stay that will be allowed on a particular day in the future. If you’re a tourist, you do not need a visa for short trips to EU countries, Switzerland, Norway, Iceland or Liechtenstein. You can stay for up to 90 days in any 180-day period.If you visit more than one of these countries within a 180-day period, check that you do not spend more than 90 days in total across all the countries you visit. That’s because most of these countries apply the 90-day limit as a group.
There are different rules for Bulgaria, Croatia, Cyprus and Romania. They each have their own separate 90-day limits. The time you spend in other countries does not affect how long you can spend in each of these countries without a visa.
You may need a visa or permit to stay for longer, or to study, work or travel for business. Check the travel advice for each country you’re visiting for more information.
You can travel to and work in Ireland in the same way as before 1 January 2021.
You’re right Robert there are new limits to how long in any 180 days you can stay in the EU – if you are stamped (or scanned) into a country and not out then they don’t see that you’ve left – if this takes you over the limit then when you next go into an EU country this will either be picked up when you arrive or when you try to exit. There are potentially significant penalties for overstaying.
There are some posts or Facebook items on this and I’ll try to find them.
The BBC do have a summary page about this as the way it is calculated is not quite what you might expect.The people who may be over the limit could for example be those who stay for a 6+ weeks before Xmas and then go again after Xmas for another 6+ weeks
